We are pleased to present another successfully completed project – a modern parking system for a residential community in Biała Podlaska. Our goal was to design and implement a solution that would not only streamline the day-to-day operation of the estate's parking lot, but also give the investor full control over the infrastructure and the ability to expand it further as residents' needs grow. As part of the project, we supplied and commissioned a comprehensive parking solution, including subscription terminals, barriers with illuminated arms, LPR cameras, and proprietary CarFlow 2.12 software with remote management capability.

 

A parking system tailored to the needs of a residential estate

 

Parking lots on the grounds of residential communities and housing estates operate under entirely different rules than office, retail, or public parking facilities. The key challenge here is above all restricting access to parking spaces exclusively to authorized residents, while maintaining the convenience of everyday parking use and the ability to accommodate guests or delivery vehicles.

That is why, for the residential community in Biała Podlaska, we designed a parking system based entirely on subscription access, eliminating the need to issue traditional parking tickets. This solution gives the estate administrator full control over who uses the parking lot and when, while significantly simplifying its day-to-day operation.

 

Subscription-based entry and exit terminals

At the heart of the installation are entry and exit terminals configured in subscription mode, dedicated exclusively to residents holding an active parking subscription. This solution eliminates the risk of outside parties parking on the estate grounds and significantly simplifies the property manager's day-to-day handling of the parking lot.

Thanks to subscription-only operation, the entry and exit terminals form the first and most important line of access control for the community's parking lot, eliminating the need for additional security staff to verify drivers' entry rights.

 

Parking barriers with illuminated arms

Physical control of entry and exit to the estate grounds is provided by parking barriers equipped with illuminated arms, which, in addition to their functional role, also serve as a light signal, increasing safety and visibility in the entry zone, especially after dark.

An illuminated barrier arm is a solution that works particularly well on residential estates – it improves the device's visibility in low-light conditions and increases the sense of safety for both drivers and pedestrians moving near the parking entrance.

 

LPR cameras – automatic recognition of residents' license plates

The parking system of the residential community in Biała Podlaska uses LPR cameras that automatically recognize the license plates of vehicles entering and leaving the estate grounds. Thanks to this technology, residents do not need to use a subscription card every time – the system identifies the vehicle on its own and, after positive verification, opens the barrier.

Using LPR technology on a residential parking lot also makes it possible to effectively enforce the rule that only authorized residents use the parking lot, which directly translates into greater availability of parking spaces and better order across the community grounds.

 

Intercom – direct communication between residents, guests, and the administrator

Each of the entry and exit terminals was equipped with an intercom module, enabling immediate voice communication with the estate administrator or security staff. This solution is particularly important in unusual situations – for example, when a resident's guest does not hold a subscription, or when a proximity card stops working.

CarFlow 2.12 software with remote management

The entire parking infrastructure of the residential community was integrated with CarFlow 2.12 software, giving the administrator full remote control over the system – from anywhere, at any time.

Remote system management is one of the key advantages of CarFlow 2.12 software for residential communities – the administrator or property manager does not need to be physically present on site to update the list of authorized vehicles, resolve a resident's issue, or generate a traffic report for the parking lot.
